Key Responsibilities

Run initial P&Ls based on square footages and known KPIs to get a high-level idea of sites and any local market specificities More in-depth financial analyses of sites as they progress, including P&Ls based on sketch plans and floorplans and more nuanced development of expected revenues and costs based on known and researched information Subsequent discussions with design team and Soho Works Managing Director (MD) to alter plans where necessary, to improve the financial model Work to help improve detailed forecasting for new and speculative sites, improving the model, particularly as new sites open and we gain a better understanding of the Soho Works model Detailed research into current and target markets and submarkets for Soho Works, creating market overview packs highlighting key operators, market data, supply and demand, average rates and opportunities and risks in each case Keeping abreast of competition and new players in the market – new locations, new offerings and how Soho Works compares – including how Soho Works sits in each market Updating Soho Works Development packs for both internal and external usages – involvement in wider Development team to ensure team is up to date and vice versa. Ensuring accuracy of content and consistency between presentations Involvement in JV pipelines and supplying information on the market pipeline at a site and group level for the U.K. Updates for investors for Soho Works component – including business plan, rollout and projections Analyze Soho Works and Partner returns to present to shareholders for new projects (Sources/Uses, EBITDA, IRR, NPV) Production of investor packs and component parts of the global business plans Liaise with Development Manager on sites to ensure a good handover as sites move to construction; providing the initial information on sites needed by the Development Manager to then progress Keeping property trackers of pipeline and prospective/rejected sites updated for easy reference Skills & Background

BA/BS in any field Minimum of 5+ years’ experience in co-working or hospitality to provide relevant knowledge of operations, costs and creating P&Ls Knowledge of co-working markets and operators Proficient in key Microsoft programmes such as Excel and PowerPoint Experience in running simultaneous projects and managing workloads Ability to provide key KPIs tailored to the audience in question – strong stakeholder management skills Excellent skill in problem solving in a pragmatic fashion with good presentational skills and experience liaising with a variety of senior stakeholders Excellent interpersonal and communication skills, verbal and written Core alignment with the company mission and values Ability to think critically and analytically to drive improvements to workload and processes High attention to detail and analytical skills Benefits
