You would be joining a very strong team made up of the Lettings Manager, Property Manager, Accounts Assistant, Adminstrator and a student member of staff. We all work together to achieve our goals, and provide an amazing service to our students.


You will be responsible for managing a portfolio of managed properties for Essex Student Homes Ltd and providing a quality service to tenants and landlords. You will assist the Lettings Manager in day-to-day operations of the department and deputising for the Lettings Manager in their absence. This may include working with our Southend and Loughton Campus.

Manage systems for an effective operation of the lettings office, including inspection of properties, agreements with landlords, tenancy agreements for students and financial controls. Liase with landlords, making recommendations on neccesary improvements, organise repairs if required. Manage 'LETMC', the online letings service for advertising properties ensuring all properties have council-approved accreditation and relevant certificates. Ensure all student customers are fully aware of their rights and responsibilities when entering into a letting agreement. Deal effetively with student customer issues, both prospective and actual tenants, offer first class customer service in seeking solutions and options, e.g. student tenants facing rent arrears or other housing problems. To carry out regular visits to the managed properties and to perform managment of the check in's and check out's process, releasing deposits and liaising with students and landlords regarding deductions to be made. Carry out viewings for new tenants. Deal with housing repairs quickly and effectively, prioritising these as they arise. Work in line with the Finance Department and procedures regarding clear monitoring of rent payments and the collection of any rent arrears. Deliver regular reports on performance, business, finance and forecasts as requested by the Lettings Manager. Make recommendations for development of the service at Colchester Campus. Work with Southend and Loughton Campuses on relevant lettings work. Working with the local Colchester borough council and other authorities regarding accreditation scheme for student accomodation. Ensure first class customer service levels are delivered at all times. Develop key relationships in the campus and wider communities to promote the Lettings Service. To positively identify equality and diversity issues at all times and ensure best practice is implemented. Any other duties considered appropriate, by the Line Manager. To keep up-dated with relevant national and local developments and attend staff, departmental meetings, external meetings and conferences as required. Liaise regularly with the University of Essex Accommodation Services. To abide by the Constitution of the Students' Union, policies and procedures at all times. To contribute to the positve image of the Union with students, the University and the local community. To undertake other projects and responsibilities compatible with the level and nature of the post as required by the Lettings Manager. Observe the Student / Staff protocol. Requirements


Excellent written, oral communication and presentation skills

Good organisational skills and diary management

Excellent problem solving and influencing skills

Ability to work in a democratic structure with elected officers

Experience and understanding of excellent customer service delivery to a wide range of stakeholders

Experience of managing relationships with a variety of stakeholders with different perspectives, interests and goals

Good IT skills, i.e. Word, Access, Excel and lettings programmes

Experience of identifying equality and diversity issues and ensuring these needs are met in line with best practice


Member of the ARLA (if not a member there will be an expectation that the successful applicant will become a member and sit any relevant examinations)

At least 2 years' experience of Property Managment

Experience of sales negotiation

Understanding of the Higher Education environment in relation to student accomodation

Knowledge of health and safety, risk assessments, safety and duty of care isses relating to the property industry

Experience of managing projects and experience of evaluating and reporting on project results

Experience of cash handling, cash reconciliation, monitoring and management of budgets

Experience managing equipment and materials
